I've lived in this area since 1999 and just love the convenience, the quiet tree-shaded streets and the solidly constructed homes that were largely built in the 1970's. The lots here tend to be larger than other central locations, giving residents peace and privacy. Mesa Drive is the main North/South road through the area and it's perched at the edge of the Balcones Fault. It's lined with an abundance of Live Oaks and traffic frequently stops to yield to the deer population in the area.

Nestled between Mopac and 360 just North of Far West Boulevard and South
the area boasts quick and easy access to attractions such as downtown Austin, the Arboretum
area the Domain and Arbor Walk.
But lots of residents find that the neighborhood is so full of conveniences that there's little reason to leave. The array of shops that line Far West Boulevard and span the intersection of Mesa Drive and Spicewood Springs Road provide everything from groceries to pet trainers to restaurants and specialty shops. There's also a post office and a public library. The burgeoning Anderson Lane area is just across Mopac.
Bull Creek Park is just a short drive down 2222, and it provides one of the few places where Austin pets can play in the water. There is a municipal pool in the area as well for two-legged bathers.

This area tracks to highly rated schools such as Doss Elementary, Murchison Middle School and Anderson High School. I frequently hear people say they want to move to the area because of the quality of the schools.
